Dear Eagle's Nest Owners,
Please join us at 10 a.m. each Tuesday for our informal Owner's meeting, located on the mezzanine level. These weekly meetings provide an opportunity to meet fellow Owners, as well as the Resort Manager, while providing an avenue to review recent and upcoming projects, exchange ideas, and find answers to any questions you may have about the resort.
Resort update as of November 2016:
Thank you to all Owners who cast their vote on the matter of villa sprinkler retrofitting. In accordance with section 718.112(2)(I), Florida Statutes, we have obtained the majority vote of all Owners to "opt-out" of villa sprinkler retrofitting; the project will not be required for our low-rise buildings.
Several other projects are expected to move forward, however. The Board of Directors, at its recent 2017 budget meeting, approved funds for construction of our guard house; replacement of lobby furnishings and fitness equipment; installation of in-room safes, fire extinguishers and villa walkway tile; the addition of a backsplash in Tower kitchens; and replacement of Tower living room furniture. We hope to have the guard house planning, permitting, and construction complete by early May, in time to begin our villa walkway tile install, which is planned for completion by mid-June. During this maintenance week period in May and June, we anticipate the new living room furniture will be added to the Tower units and the installation of tower kitchen backsplashes will be complete. Villa living room furniture is expected to be replaced in 2018, following the five-year replacement cycle.
These ongoing improvements, along with our service-oriented staff, lush grounds, and family-friendly atmosphere are what help ensure a consistent, elevated guest experience. As a result of our commitment to quality, Eagle's Nest has again earned the TripAdvisor Certificate of Excellence, and we have continued to maintain our Gold Crown designation with RCI and Five Star designation with Interval International.
Regarding our Association finances, year-end reports are favorable and the official 2016 audit will be available in March. Eagle's Nest is also proud to close out the year with the same maintenance fee collections rate as last year, with only six delinquent unit weeks out of a possible 4,800.
Our neighbor to the north, The Marco Island Marriott Beach Resort, continues the construction of their south tower. Construction of the exterior is scheduled for completion by February 2017.
